- Do I need a permit for basement finishing in Toronto?
- Toronto building permits are issued by the city's Toronto Building division. Most kitchen and bathroom renos require an electrical permit plus a building permit if walls move; we file both and schedule the ESA inspection.
- Is my ceiling too low to finish the basement?
- Ontario Building Code wants 6'5" for living space (6'1" under beams). Most pre-1950 Toronto homes sit below that — which is what underpinning or bench footings solve. We measure on the first visit and tell you straight whether you need it or just think you do.
- Can I rent out the finished basement legally?
- Only if it's built as a legal secondary suite: proper egress, 45-minute fire separation, interconnected smoke alarms, and often a separate entrance. We build to that standard and pull the permits — a basement that merely looks finished can't be legally rented and becomes an insurance problem.
- What about moisture? My basement smells damp.
- Then we fix that first. Finishing over a moisture problem buys you mould behind new drywall within two years. We check grading, gutters, and foundation cracks before quoting the finish — sometimes the fix is a $600 downspout extension, sometimes it's interior weeping tile. Either way it happens before the insulation goes in.
