Toronto building permits are issued by the city's Toronto Building division. Most kitchen and bathroom renos require an electrical permit plus a building permit if walls move; we file both and schedule the ESA inspection.

Mississauga building permits run through the city's ePlans portal. Decks over 24″ off grade and any addition over 10 sq m always need one — we file the drawings + book the inspection as part of the project.
Vaughan's Building Standards department reviews most reno permits within 10 business days. Our drawings are submitted in DWG + PDF on first pass to avoid resubmission delays.
Brampton requires permits for any structural work, electrical changes, and most plumbing relocations. We handle the application + the Building Division inspection at no extra fee.

Markham's permit reviews are quick — typically 7–10 business days for residential renos. We prep drawings to their preferred format so you're not waiting on rework.
Richmond Hill permits go through their building services portal. Heritage districts (around Mill Pond) require additional review — we navigate that for clients on those streets.
Etobicoke falls under City of Toronto permitting (Toronto Building division). Older homes here often hide knob-and-tube wiring or galvanized plumbing — we test and price the fixes upfront, not as surprise change orders.

Oakville's Building Services team is responsive — usually 10 business days for residential reno permits. Lake-adjacent properties may need conservation authority approval for additions; we coordinate that filing.
Burlington permits go through the city's BuildingNow portal. Most renos take 7–14 days for review — we pre-check drawings against their checklist to avoid resubmission.
